After deciding to move forward, your mortgage broker will collect relevant documentation from you to help verify that you (or your company) would qualify for financing, and/or to help speed up the approval process once the bank begins evaluating your property of choice.
We'll work with you to create a search, narrow down possibilities, and then tour potential investment properties together.

This is crucial to evaluating the costs and opportunities associated with any given property.
Once you pick a potential investment property to write an offer on, we will evaluate pricing and review it with you. It's important to do your due diligence here so that you have a sense of renovation costs, after-reno-valuation (ARV), and potential cashflow.
Dependent on your goals (eg. long-term hold/short-term flip), this is when we bring contractors in for quotes, finalize financing, have the home inspected, update ARV estimates, or even start looking for tenants.
If you're going to rent the property, its time to find tenants (or coordinate with your property manager) and get familiar with the Landlord-Tenant Act. If you're renovating/flipping, it's time to book your trades and order supplies.
